Residential (House extensions, Conversions into flats, Change of use, Alterations, New build, Internal alterations)

• Initial consultation to understand your requirements, project objectives, and provide early strategic advice.

• Site appraisal including planning history, local planning policies, and feasibility assessments to identify opportunities and constraints.

• Site survey, measured drawings, and photographic records to document existing conditions.

• Development of concept design options, refined through collaboration and client feedback.

• Preparation and management of various types of planning applications, including pre-planning, permitted development, change of use, household, full planning, listed building consent applications with provide supporting documents such as design & access statement and conservation & heritage statement,

• Coordination of specialist consultants, including structural engineers, party wall surveyors, rights to light, bio-diversity and other technical advisors where required.

• Building regulations applications and compliance management to ensure statutory requirements are met.

• Principal designer services as required under CDM regulations and Building regulations.

• Production of detailed technical drawings and specifications for construction, tendering, and contractor procurement.

• Review contractor tenders and manage pre-contract meeting to coordinate client and contractor to sign building contract.

• Building contract administration, site inspections, and construction monitoring to maintain quality, progress, and project objectives.

• Cost monitoring, valuation of works, certification of payments, and advice throughout the construction phase.

• Final inspections, defect resolution, and support through project completion and handover.

Commercial (Restaurant, takeaway, shop, bar, fitness studio, hotel)

• The general services and project stages are similar to those outlined above, with additional support tailored to the specific requirements of commercial and landlord-managed projects.

• Act as the client’s representative in communications with the landlord, coordinating with the project team to provide information in accordance with landlord procedures and ensuring all requirements are met.

• Internal layout, shop front design, 3D perspectives, material mood board and fit-out drawings.

• Statutory applications as required including planning, advertisement and building regulations.

• Coordinate with contractors and specialist consultants to prepare and submit required documentation, including RAMS (Risk Assessments and Method Statements), Construction Phase Plans, construction programme, fire strategy, fire risk assessment, fire stopping report, and other health and safety information required by the landlord.

• Liaise with the landlord throughout the approval process and coordinate the necessary submissions to secure licences, consents, and approvals required to commence trading.

Land and property acquisition 

• Site acquisition and feasibility studies, including planning background research, due diligence, and strategic advice to assess development potential, project viability, and key risks.

• Coordination with economists, estate advisors, and other specialist consultants to assess return on investment, commercial viability, and development opportunities.

• Liaison with landowners, agents, local authorities, and statutory bodies to advise on acquisition strategies and coordinate the submissions required to secure land, property, and development rights.
